Guide for Foreign Buyers / Buying Property in Spain
How Long Does It Take to Buy Property in Spain?
From accepted offer to holding the keys, a straightforward cash purchase usually takes 6 to 8 weeks. Add a mortgage into the mix and it typically stretches to 10 to 14 weeks, mainly waiting on bank approval rather than anything at the notary.
A typical timeline
| Stage | Approximate time |
|---|---|
| Getting your NIE and opening a bank account | 1–3 weeks (can run in parallel with viewings) |
| Offer accepted → reservation contract | A few days |
| Legal due diligence on the property | 1–2 weeks |
| Private purchase contract (arras) signed | Typically 30–60 days before completion |
| Mortgage approval, if financing | 4–8 weeks, run in parallel with the above |
| Signing at the notary & completion | 1 day |
| Land Registry inscription | 3–4 months after signing, depending on the registry (ownership is legally yours from the notary date) |
What tends to slow things down
- Mortgage approval for non-residents: banks often need more documentation and time to assess foreign income and credit history
- Missing or delayed NIE: everything downstream depends on it, so applying late is the single most common cause of delay
- Documents issued abroad: certified translations and, in some cases, an apostille add time if arranged at the last minute
- Property with unresolved paperwork: missing licences, unpaid community fees, or an unclear title can extend due diligence well beyond two weeks
Practical tip
Start your NIE application and mortgage pre-approval before you’ve found the property — running them in parallel with your search shaves weeks off the total timeline.
